The place

Some places are not bought. They are found.

In the rolling hills of Somogy, calm, clean air and closeness to nature are not simply exceptional features. They are part of everyday life.

The Vadkörte Lakópark grew from this idea. A home's value is shaped not only by the building itself, but also by what surrounds it.

This story does not begin with the houses, but with the place.

The decision

Why Bábonymegyer?

Every development begins with a decision.

The most important decision is not what kind of houses are built.
It is where.

The location of Vadkörte Lakópark is a deliberate choice. The character of Somogy's rolling hills, Bábonymegyer's human scale and the proximity of Lake Balaton come together to create qualities that hold value for the long term.

Everything that follows is built on this decision.

Vadkörte II homes in Bábonymegyer

Napfény and Harmat project overview

Welcoming spaces, a covered veranda and a private garden: two detached, single-storey homes, Napfény and Harmat, are planned for plot 695/10 in the Vadkörte II development in Bábonymegyer. These homes on Szent István Street will combine the inviting proportions of traditional country houses with modern layouts designed for everyday living. The planned white façades will be complemented by red tiled roofs and natural wood details.

The location and the homes

Bábonymegyer lies in the eastern part of Külső-Somogy, in the Kis-Koppány valley, near Tab. Designed to sit comfortably in their village setting, the houses will offer a home for those who value both a private garden and thoughtfully planned living spaces.

Each floor plan provides 132,71 m² of net internal room area, with a living room and three bedrooms. Two bathrooms, a separate WC, two walk-in wardrobes, a pantry and a utility room will help family life run smoothly. A 29,70 m² covered terrace and a 37,66 m² veranda will also provide generous space to relax outdoors.

Private gardens and a considered layout

The site plan places the houses one behind the other on the 2233 m² plot, with 21,68 metres between them. Napfény, the home nearest the street, will have an 8-metre-deep front garden, with its terrace facing the street frontage. The terrace of Harmat, the home at the rear, will open onto the back garden. Both verandas will face the private garden on the right when viewed from the street.

The plans allocate approximately 847,45 m² of land for the exclusive use of each home, including 492,62 m² of lawned garden. Each home is planned to have a hard-surfaced parking area and a 5 × 3 metre in-ground pool. Access will be via the driveway on the left; electric gates and 3D mesh panel fencing will separate the areas of use. A fence incorporating glass panels will be built only along the street frontage.

The area allocated for exclusive use includes the house, covered outdoor spaces, parking, paths, pool and garden, but excludes the driveways. It represents a planned division of use, not a separately registered plot with its own cadastral number.
